Vice President of Operations – Massachusetts
Our client is seeking a Vice President of Operations, a multi-faceted leader who is a member of the Executive Team. In this role, the VP of Operations will directly lead a team of Property Managers, Director of Maintenance and Director of Marketing. The VP of Operations in Massachusetts is responsible for the property management, champions the vision and culture created by the CEO and COO, and directs the Company’s annual financial plan program.
Leadership: Commit and champion to recruit the best talent for the property operations team and supporting departments. Ensure resources and direction needed to execute at the highest level possible. Organize and host weekly strategic meetings with direct reports for a Company recap, address concerns, communicate Executive Team messages, and celebrate successes. Facilitate weekly one-on-one calls with the team to review regional standing, personal and team performance, set expectations, and recalibrate goals. Meet with the Director of Human Resources weekly to review any team member challenges, workmen’s compensation proceedings, Company payroll standing, and current ‘people’ obstacles the company is facing. Meet with the Director of Marketing weekly to review existing leasing campaigns, Company branding efforts, and digital marketing advertising. Evaluate the effectiveness of each direct report in order to design employee recognition programs and development plans based on findings.Attend, and preferably speak at, industry conferences to enhance leadership and company presence.
Property Management: Ensure all properties, within scope of leadership, are performing at an optimal level. Seek systems, technology, and property management software that ease the day-to-day operations for the site teams. Partner with leaders of support departments to achieve a common goal of minimizing minutia, as it relates to possibly hindering performance for the site teams. Nurture a work atmosphere that fosters creativity, supports collaboration, and encourages an entrepreneurial spirit.
Champion of Company Culture: Host the annual team member summit and ensure the vision of the CEO and COO are clearly defined and delivered. Partner with other members of the Executive Team to lead communication efforts that are transparent and encouraging of two-way communication, for all levels of the organization. Collaborate with Senior Leadership and the Executive Team on team member services, in hopes to maximize performance of current employee base and attract top talent for future opportunities.
Financial Plan Program: Design a Portfolio Financial Plan Program with the VP of Accounting, that minimizes expenses and maximizes revenue in order to increase net operating income, oversee the roll out. Initiate systems and processes to realize staffing efficiencies and decrease overall payroll costs. Create and interpret monthly reports to identify and maintain successes as well as identify upcoming challenges and prepare in advance to overcome those challenges. Review excessive expenses with Regional Vice Presidents, devise cost controlling practices and monitor standing.
