Maintenance Supervisor – San Jose
Our client is seeking Maintenance Supervisor to oversee the maintenance operation for the community. The Maintenance Supervisor is a key member of the on-site management team which contributes greatly to the leadership and financial performance of the property. In this role, the team member is primarily responsible for the repair, improvement, and preservation of the property as well as oversight of the maintenance team. Specifically, the Maintenance Supervisor is in charge of the mentoring and management of the maintenance team, curb appeal, preservation and improvement of the property, while delivering exemplary customer service.
Leadership and Management: Train members of the Maintenance Team in areas of appliances, flooring, carpentry, drywall, roofing, lighting, plumbing and HVAC repairs. Evaluate the effectiveness of each on-site Team Member, design employee recognition programs and Team Member development plans accordingly. Organize and distribute the daily work flow for the Service Team to include curb appeal zones, make-ready units, maintenance requests, preventative maintenance plans and improvement projects. Lead the hiring efforts of the Maintenance Team, conduct on-the-job training for new-hires and ensure Company required training has been organized. Attend on-going training to enhance leadership skills.
Curb Appeal: Ensure the team is walking assigned property zone first thing every morning to clear area of debris, replace light bulbs as necessary, take note of any items that warrant repair/replacement. Oversee routine maintenance of the trash compactor, confirming the area is clean and equipment is in good working order. Survey parking lot/garage for vehicles illegally parked, expired tags, and flat tires. Walk property regularly and with Property Manager, to confirm property curb appeal is at an acceptable level and identify any areas in need of maintenance.
Asset Preservation and Improvement: Ensure work orders are being addressed in a timely manner, vacant units are being made ready per Company standards, vendors are performing adequately, and preventative maintenance items are being completed. Review completed work orders and partake in the follow-up process to ensure the utmost degree of customer satisfaction is being met. Manage the vacant make ready calendar by assigning the trash out and punch, scheduling vendors, walking units to inspect work performed and updating the schedule and property software to reflect competed status promptly. Ensure the Pool Log, Key Log, etc. are up to date and accurate information is being recorded to uphold Company/Local/State guidelines. Keep maintenance shop organized and stocked, retain accurate record keeping of items in need of ordering. Regularly walk property independently and with Property Manager, to identify any areas in need of maintenance. Identify capital improvement projects, develop scopes of works and solicit bids from vendors. Ensure that all capital project bids are current and up-to-date, and re-solicit bids that have expired prior to project proposal or approval. Create a successful system of checks and balances to maintain expenses within the budget. Participate in and coordinate the emergency on-call schedule for the property. Ensure property is complying with all applicable local, state, and national code requirements.
Customer Service: Approach all resident and owner interactions with the desire to create a memorable experience. Resolve or deescalate resident and owner concerns effectively, seek out upper management as necessary. Ensure the Work Order Satisfaction Score is encouraging positive on-line reviews and confirm responses are in accordance with Company Standards. Intermingle with residents, owners, community members, vendors, and corporate employees in a professional manner.
High School Diploma required, some College or trade school education preferred. CPO and EPA certifications a must. At least 2 years Maintenance Supervisor experience. Average computer literacy in Microsoft Office. A win-win attitude, keen listening skills, strong attention to detail, ability to multi-task and delegate with ease, and the desire to contribute and lead a team to success.
