Looking for an experience Leasing Manager to be based in Hinesville, GA – The Leasing Manager is a key member of the on-site management team which contributes greatly to the leadership and financial performance of the property. In this role, the team member is primarily responsible for the performance of the leasing team; specifically, the oversite of the day-to-day leasing and marketing of the community, while ensuring the delivery of exemplary customer service.
Leadership: Mentor members of the Leasing Team by handling the daily workflow, goal setting, employee recognition, and team member development. Create, execute, and monitor leasing contests. Evaluate the salesmanship of the Leasing Team and provide praise and/or coaching, as necessary. Train the Leasing Team in accordance with Company standardized curriculum. Review completed Email/Telephone/In Person Mystery Shop Reports, celebrate individuals and address opportunities for improvement. Lead the hiring efforts of the Leasing Team and conduct on-the-job training for new-hires. Attend on-going training to enhance leadership skills, as directed by the Property Manager.
Leasing: Successfully manage the sales cycle by qualifying clients, setting on-site appointments, conducting property tours, overcoming objections, closing the sale, conducting follow up, completing approval paperwork and facilitating the move-in process. Assist Leasing Team with overcoming objections of clients. Exceed the company standard on Email/Telephone/In Person Mystery Shop Reports. Perform lease file audits and address/correct inaccuracies promptly. Complete required daily/weekly/monthly leasing reporting. Understand and comply with state, federal, and/or local Fair Housing Laws.
Marketing: Shop competition to analyze current market standing. Stay abreast of advertising dollars and traffic sources, ensuring budgeted funds are being allocated wisely. Update all online sources to reflect accurate pricing and current incentives. Create/oversee the execution of successful multi-channel marketing strategies and direct the weekly/monthly events. Oversee the production of property specific social media content, while upholding the Social Media Standards set by the company.
Customer Service: Approach all client and resident interactions with the desire to create a memorable experience. Resolve or deescalate client/resident concerns effectively, seek out Property Manager as necessary. Partner with the Service Manager to ensure Service Requests are efficiently reported in a timely manner and followed up on. Intermingle with vendors, community members, and corporate employees in a professional manner.
