Seeking a qualified candidate to serve as our Multifamily – Director of Development and Land Acquisitions to support the execution of the Company’s development platform by managing the development processes, including completing initial land acquisition due diligence, facilitating the underwriting and closing of real estate transactions, and managing third-party consultants through the project design and construction process.

Required Skills & Abilities:

This position requires a strong knowledge base in real estate and property management, including development, leasing, marketing, operations, maintenance, personnel, project management, and all related areas. The position also requires excellent verbal and written communication skills along with the ability to problem-solve issues.

Duties & Responsibilities include but are not limited to:

Personal:

  • Models the company mission and values, promoting the Company at all times.

Financial:

  • Manages the due diligence process on opportunities and develops documentation and recommendations on key findings that affect the financial performance of the proposed deal.
  • Prepares detailed investment memorandums providing insight on the proposed projects for submission to the investment committee.
    Supports the negotiation of sale and purchase agreements for approved projects.
  • Directs third-party relationships to complete project design concepts and building plans per approved scope of work.
    Monitor budgets, policies, and procedures to ensure financial solvency for the assigned areas of responsibility.
  • Assists and coordinates the preparation of annual operating and capital budgets for assigned projects, including monitoring and making recommendations on budget performance.
  • Monitors, reviews, and/or negotiates contracts and makes recommendations as necessary.
  • Assists in developing financial models and analyses for existing and new projects, including refinance projects.

Operational:

  • Gathers, compiles, and analyzes market data and provides market summaries on proposed projects.
  • Participates in the due diligence process and prepares documentation on key findings on financial performance.
  • Monitors the development project pipeline, recommends deadlines for tasks and identifies and communicates issues or problems.
  • Manages relationships with the construction team to ensure construction projects are completed in a timely manner, designed according to the plan, and within budgetary guidelines.
  • Works with team to ensure the development and coordination of quality control procedures. Ensures all required Certificates of Occupany and permits are obtained.
  • Partners with Accounting, Information Technology, and Human Resources to meet company and portfolio goals and objectives.
  • Fosters communications and teamwork across all departments. Maintains ongoing communications with the executive team to provide updates on progress against schedule and budgets, resolves issues and responds quickly and with urgency to questions, concerns, and requests for information.
  • Promotes an environment to ensure team members’ decisions are in the portfolio’s and companies best interests.
  • Responds to employee concerns, operational issues, and/or emergencies as necessary.
  • Stays abreast of outstanding operational and management issues across assigned areas of responsibility.
  • Performs regular reviews of grounds, buildings, and properties to ensure physical aspects of assigned areas meet company standards.
  • Develops and monitors compliance programs as needed.
  • Reviews and understands management agreements and other related documents pertaining to existing and new or proposed projects and provide input as needed.
  • Monitors, assists, and make recommendations to improve marketing activities, including the review of occupancy status and recommended market rent schedules.
  • Develops and monitors audit policies and procedures for assigned areas, including administrative, accounting, and maintenance, to ensure compliance with company expectations.
  • Understands, reviews, and adheres to applicable governmental regulations and the Company’s standard operating procedures.
  • Develops and monitors management forms, reports, and manuals, including updates, changes, and additions, for assigned areas.
  • Attends and/or facilitates meetings as required to advance acquisition, entitlement, development, construction, operation, and management objectives.
  • Develops and monitors systems and processes to successfully transition new projects from the construction team to the property management team.

Other:

  • Travel among properties as required to meet objectives.
  • Participate in local and regional trade associations.
  • Perform other duties as necessary.
  • Bachelor’s degree or job experience may substitute for degree.
  • Project management, strong real estate fundamentals, fundamentals of real estate and business contracts, accounting, finance, budget management and reporting, strong financial analysis skills, and working in a team environment.
  • Three to five years of experience as a multi-family real estate developer, Director of Real Estate, or equivalent experience in another industry that demonstrates increased responsibility and consistent results.
