Your Property Management Recruiting Partner

The Chief Operating Officer is a highly-valued member of the Executive Team. In this global leadership role, the primary focus is to maximize the operational performance of the Company’s assets, by being responsible for the day-to-day property management team and operational support departments while adhering to Company, local, state, and federal regulations at all times. In this role, the Chief Operating Officer will be accountable for creating and upholding the Company’s culture, vision, and guiding principles while being the driving change agent for efficiency.

Leadership: Work with the organization’s operational team of Vice Presidents with the goal to maximize team member satisfaction, increase profitability, enhance asset value, reduce expenses, and boost company brand awareness. Ensure the property operations team and supporting departments have the resources and direction needed to execute at the highest level possible. Deliberate weekly with the Vice President of Operations, Vice President of Human Resources, Vice President of Marketing, and Vice President of Technology to discuss management strategy, review department productivity, and mentor leadership abilities. When available, and preferably at least monthly, attend the weekly operations team meeting to go over Company financial recap, address concerns, celebrate successes, and communicate messages on behalf of the Chief Executive Officer and/or the owners. Attend, and preferably speak at, industry conferences to enhance leadership and company presence.

Culture, Vision, and Guiding Principles: Create, champion, and clearly communicate a company culture that encompasses the vision of the owners. Ensure all team members, corporate and on-site, truly understand and believe they are all part of the big picture. Formulate a synergy that encompasses all levels of the organization, which encourages team member engagement. Oversee the guiding principles and best practices with this primary objective in mind: the content is visibly defined, accessible, and clearly communicated to all team members. Partner with the organization’s operational team of Vice Presidents, with the goal to simplify the cultural immersion of team members while distinctly defining expectations. Be consistent in delivering the vision of the organization, ensure all internal departments and on-site teams have a strong understanding of what the company stands for and what success looks like, along with how each team member plays into it. Continuously collaborate with the Vice President of Human Resources, Vice President of Marketing, and Vice President of Public Relations to ensure cultural internal/external branding and corporate messaging are consistent and easily accessible to team members, clients, and potential business partners. Change Agent: Lead the charge to improve systems and streamline processes that continuously span all departments of the organization to secure supreme efficiency. Design, on a continuous basis, business and operating plans that support the concept of ‘working smarter, not harder.’ In partnership with the organization’s operational team of Vice Presidents, design department verticals that clearly define what is expected, how to achieve expectations, an accountability strategy, and a bonus plan for achieved targets. Work with the operational team of Vice Presidents to ensure each department understands its importance in the overall performance of the company, with a strong emphasis on the integral interdependent workflow amongst departments. Stay abreast of current technologies, software systems, and any other product that could improve systems and ease the daily workflow of team members.

Qualifications: College degree in a related field at a minimum, Master’s Degree is preferred. At least 10 years Chief Operating Officer experience, preferably in a real estate setting. Above average computer literacy in Microsoft Office. A win-win attitude, solid interpersonal and keen listening skills, strong attention to detail, exceptional problem-solving skill set, and the desire to contribute and lead a company to success. Be able to pass a drug test, criminal background check, and other qualifying criteria for employment.
